Canterbury Golf Club Clubhouse
Technical Assurance was engaged to provide a comprehensive evaluation of the existing window systems for the Canterbury Golf Club and to establish costing for replacement with like type windows, which incorporate modern window building practices and offer viable repair options for windows not included in the replacement quantities. The Club House had several different windows styles of varying vintages. Most of the windows are single pane wood framed with fixed and operable windows. The majority of the operable units are casement or hopper. Overall, the windows were in fair to poor condition. Wood rot was found at several locations in varied degrees. There were units with significant wood rot and missing wood to the degree that the light was visible through the framing. The majority of the operable windows no longer functioned properly due to failed latch and hinge mechanisms, disconnected counterbalance weights, swollen framing and casement members, or from being painted shut. In some cases the windows have been mechanically secured shut to prevent involuntary opening. Some units had been retrofitted with replacement lights or the glass had been replaced with plywood sheeting due to breakage. The following professional service programs were implemented:
Phase I: Forensic Engineering, Exploratory, Testing, Evaluation, Planning, Reporting and Budgeting Services. Technical Assurance assigned in-house Engineers, Consultants and Field Technicians to investigate the various window conditions at Canterbury Golf Club requiring remediation, repair and maintenance. Technical Assurance completed the forensic investigative work and a complete report was presented to the owner outlining possible work remediation options with applicable cost estimates.
Phase II: Design-Bid Services. Technical Assurance Expert Building Envelope Consultants prepared “Phase I Qualified” Construction Documents for the proper replacement of the 129 window systems. The CDs addressed all details for replacement and remediation. Bids were received under budget and evaluated.
Phase III: Project Administration and Management, and Quality Observation Services. Technical Assurance provided on-site Quality Observation Services in addition to conventional Project Administration Services. Once construction began Technical Assurance Quality Observers required in-field work testing confirmation procedures to ensure each phase of the work was successfully remediating the window distress sources. At the conclusion of the Project, Technical Assurance prepared a complete set of close out documents.
