ICON in the Gulch

The ICON in the Gulch is a 400 unit condominium high rise with retail store fronts. Bristol Development and KA Architects conducted a national search for an expert building envelope consultant for this project to ensure a long lasting leak-free building environment. Technical Assurance was interviewed and selected to provide specialty building façade flashing details, waterproofing and roofing design services, and general peer review services to the Owner’s Design Team. Additionally, Technical Assurance was engaged to provide part time Quality Observation Services during the installation of the various critical building envelope details. This complex in Nashville, TN presented many building envelope detail challenges. The building enclosure incorporated numerous curtain wall, window and balcony deck systems, which had to be carefully flashed to the exterior wall systems. The multi-level roof systems and deck waterproofing systems also presented many design challenges. Technical Assurance developed customized electronic Quality Observation forms to record building envelope construction activities. The electronic forms were tied to a backend database that created specific “action required” reports for the Owner’s Professional Team. This reporting ensured that all critical systems requiring action (re-working, correction, replacement, further review, etc.) were tracked and followed up on before the systems were covered up.
