Several challenges of this facade restoration, and parking lot and drainage remediation project included a fast- track construction schedule due to an impending winter season. Special considerations had to be made to accommodate unfavorable weather conditions in order to complete the project on schedule. This included covering the parking lot with concrete blankets because the temperatures were near or at freezing.
This below grade waterproofing project included excavation and backfilling; removal of the existing foundation drains and installation of new; connecting of the existing roof scuppers into the foundation drain; connecting of the foundation drain system into the existing storm sewer system; removal of the existing waterproofing system; patch repair of any concrete spalling of the wall and footer surfaces; epoxy injected crack repair of the wall and footer surfaces; installation of a new waterproofing system; replacement of any damaged concrete sidewalk and pavement areas; interior repairs consisting of epoxy coating repair of the floors, drywall replacement of any water damaged drywall, and water stain removal; and the providing of new rain tight louvers.
This façade restoration and maintenance project included typical restoration details such as the chemical cleaning of efflorescence, sealant joint replacement, control joint sealant installation, CMU replacement and patching, tuck pointing, removal and replacement of lintels, and the cleaning and coating of metal components. This project also involved a more complicated detail of installing drilled piers inclusive of underpinning of the footers to stabilize the structure in the swelling and continual moving Texas soil.
The Phase I Evaluation portion of this project included the evaluation of this CMU ribbed/split face structure. Restoration project recommendations included providing tuck pointing work; providing rout and seal crack repair; removing and replacing all failed and aged sealant joints; providing control joint installation; removing and patching all abandoned pipe penetrations; power washing and applying an elastomeric coating to the previously coated CMU wall surface; providing power wash and elastomeric installation to raw substrate wall surfaces; and cleaning and painting all metal surfaces.
This facade restoration and maintenance project included power wash cleaning, the application of an elastomeric coating to the CMU and split-face masonry units; sealant joint removal and replacement work; control joint sealant installation; CMU tuck pointing and unit replacement; the installation of CMU at glass block windows; glass block tuck pointing and the cleaning, preparation and painting of metal surfaces.
