Technical Assurance has provided professional planning, consulting, and project management services for the masonry façades of Mather Pavilion and the Lerner Tower. These multi-winged buildings built in 1994, consist of steel framing with artificial stone masonry façade treatments. Technical Assurance developed an Asset Management Plan for these building façades that included a summary of the evaluations, repair options, conclusions, and restoration and maintenance budget analysis and schedules.
Initially Technical Assurance conducted a field investigation study involving an examination of the precast concrete façade elements, precast panel mortar joints, masonry façade elements, control sealant joints and wall flashing systems. The field observations and testing indicated the appearance of several types of deterioration in the precast panels and masonry such as cracks, spalling, and mottling. We then designed and managed an appropriate treatment to remedy these conditions, which involved the replacement of precast stone units, the modification of designated stone panel joints, and the application of a waterproofing system.
Furthermore, Technical Assurance provided inspection and testing, budgeting, and project administration for University Hospitals of Cleveland's parking garages #61, 59, and 34. After our evaluation of these three garages and lots it was determined that evidence of deterioration was visible in the concrete and control joints as a result of water and deicing salt infiltration. Technical Assurance recommended that minor concrete spall repair work and control joint replacement be performed in order to hinder the accelerated deterioration/ premature failure. In addition, a scheduled maintenance program consisting of bi-annual drain flushing and deck cleaning, the application of deck water repellant material every six to eight years, and the replacement of control-sealant joints every five to seven years, was implemented by Technical Assurance. Our role in the repair, restoration, and maintenance of the University Hospitals of Cleveland's facilities ensures that quality healthcare will be provided throughout the communities of northern Ohio.
